Have great financing lined up, now what?

My bank is going to give me a line of credit that currently has a rate of 3.40% and floats with 1-month LIBOR.

I'm involved in single family rentals as buy & holds and will continue to look for them, but very little looks attractive right now.

I've also invested in a trust deed fund, multi-family funds, and will be investing in a tax lien fund soon.

Besides the above, does anyone have good investment ideas I should consider?  I use no leverage right now, but given the attractive financing I'm being offered, I wouldn't mind using some modest leverage if I can find good opportunities.
