escrow accounts

I am new to real estate investing and i have gotten my first property under contract i am looking for my next steps to getting this house closed and when i find a cash buyer i keep seeing that he will put in a non refundable deposit into an escrow account how do i set up an escrow account from him to do this or do they already have an escrow account that he puts the money in.  ( a quick step by step on how wholesaling works would be great)
