Advice needed from the pros

We are looking into starting an investment pool, but not looking to be complicated like forming a REIT or Fund / pool. Need to speak to someone familiar with pooling funds . My partner will be raising funds while I will buy and manage the real estate side of things. I have 1000 questions :)
