Flip won’t sell!

Hello everyone,

I have a flip that won't sell (price reduced multiple times) and I've already extended with HML multiple times. They've given me one last month, I had a buyer who just bailed out, and now I'm cutting close to the deadline. I'm going to lose money no matter what but I can refi and hold long term (I don't want to keep this property though). The property is under my name and I don't want to foreclose. I thought about maybe selling to a wholesaler but I'd get extremely low ball offers. Can I refi, keep as rental then sub-to it to someone to get it off my hands?I'd love to know what ideas/strategies are out there in order for me to get this property off my hands. Thank you!!
