How often do you folks leverage down payment assistant programs to make RE purchases?

I've attached a screenshot of some examples from a home I was looking at in Chicago on Redfin. 

I'm curious how many of you have experience with using these programs. Would love to hear any and all insights!

These programs are not for investors. They are for primary residence buyers. That said, you can use it to buy a duplex, but keep in mind that many of these houses are going to be in appalling condition.
