Top Things you look for when visiting a potential investment property?

Curious to hear from seasoned investors who buy rentals, other than market research data points -- what are you top things you look for right off the bat (things that don't require your contractor to walk through with you)? Missing shingles on the roof, age of major HVAC, and appliances, etc? Personally, I wish I knew to look out for the AC unit age so I could have planned better. Is there a checklist out there?
