5/3.5 or 5/2.5?

We're building an addition onto our primary residence and have a choice between adding one 8x12 master bathroom or splitting that same space to have 2 en suites (each 8x6), with one coming off the master bedroom and the other coming off another bedroom. Is there generally a preference for resale value?

I do understand that the answer likely varies depending on location - this is in a very nice suburb of Philadelphia. The final size of the house will be about 2500sqft, 5 bedrooms (each between 11x11 and 15x14), 2.5 or 3.5 bathrooms, in a strong A- neighborhood (600k-800k houses with amazing schools).

 Perfect,  I really think that will come down to overall preference.  As an agent I often times refer to emotional appeal as a large factor on what drives purchase price.  Check with an agent in your area, but i'm willing to bet the comps wouldn't change drastically between the two.  

Instead ask yourself a couple of questions.  Will this functionally make a difference one way or another?  Functionally awkward homes are hard to sell.  Can I make an appealing master bathroom to capture emotional appeal of a buyer within the limited space? Or is the money better spent elevating the master experience overall?  Also, if you plan to live there for a period of time, which makes your families life easiest?
