Title transfers in courthouse

Hello everyone,

I’m about to close my first deal, but the seller is insisting on transferring the title at the courthouse rather than using a title company. Does anyone have any insights or experience with this approach? if so what are the downsides?

    There's also a considerable risk that the person you're dealing with isn't actually the owner of the property.
