I am new to real estate investing. I recently did some advertising and had a homeowner call me about selling his house. The property was outside of my farm area and I was out of town at the time so I was able to take his information and information about the property and referred it over to a fellow investor. I really didn't think the deal would happen because the guy was asking too much but now there is a chance that this thing is going to happen. The investor that I called now wants to know how much I want as a birddog fee. I wouldn't give a number because I have been taught that a people typically would pay more that the number in my head. He wouldn't give me a number because he knows this. I have to call him ASAP with a number. What should that number be?

The property is located in new york city
The potential purchase price is between $600,000 - $750,000
Its a single family house with an adjacent vacant lot
