If You Never Want To Hear About Columbus In the Forums Again, Reply Here
Do you feel continuously assaulted by the Columbus Mafia on BiggerPockets?
If any newbie utters the word Columbus, Midwest, or Ohio, the entire brokerage descends upon the forums with post after post. It's absolute madness. I believe this behavior also goes over the DMs.
In the beginning, it was funny. Now, it is spammy. If you read the majority of the replies by the Columbus Mafia, it's only about Columbus or the general area. Some of the responders know more than others, but some are just complete spammers. It's a strategy.
I've been answering questions on BiggerPockets for 10 years and never once asked for business or DM'd for business. People find me because I answer questions, sometimes about the area, most of the time about investing. If we built a spreadsheet of the overall responses from the Mafia and how many were veiled attempts at business, I would bet it is close to 80 percent.
I know I am not the only one annoyed every day, so please post your thoughts here so BiggerPockets can review them.
I do know someone who bought multiple properties with a former Mafia member and the properties are still performing so this isn't a referenda on how good the agents are. I have not personally worked with them. What this is about is the constant and unabashed spam sham on every post that mentions anything even close to Ohio. Like maybe just round robin it, bros. Watching you all post after each other is embarrassing.

As a Broker we get caught up in all the commission we can earn from them but in today's game, what are these dorks getting from us? 90%+? It ain't worth it brother. What can these 20 year old's really do for you other than give you an ulcer? I imagine most leads that come into Reafco are generated from the brand and passed out to the Agents. Or if they are not, the only reason your Agents are getting BP leads themselves is because you are limiting your own posting so you can let them have the ball so to speak. But you, me, and everyone else is aware you are better at it than they are anyway.
So in summary you should do what I did and get rid of all of them and take control of your brand. You can hire hourly staff with bonus incentives to help you do your volume. This way you can control your brand. The day I went from having a ton of Agents to not having Agents was the greatest day in my career. Income took a small dip for like a year then went higher than it ever did with all the Agents who are really nothing more than a drag on a talented young Broker.
Anyways brother, that's my $.02, take it or leave it, but that's enough helping out the competition for me. I'll be going back to busting your balls and attempting to take away any shred of market share you have worked yourself into up in my neck of the woods.
Yeah, I've been in touch with @Remington Lyman before and that's why I wanted to record it. I know he isn't a representation of what the current thought about his agents is. This is very good advice. Take my take too:
I ran a team, not a brokerage, of 50 agents. Early this year I fired all of them on the same day because I was doing the majority of the work, the didn't take training and coaching well, and the main thing was that their CAPACITY was tiny. They could only handle 1 or 2 clients at a time so the rest would go to crap. I didn't want them to tarnish my name or for me to have to clean up their messes anymore or just have to keep on them to do their job with my leads.
When you have people like @V.G Jason pop in and tell @Sam McCormack what he is doing is ok, that isn't helping. People like VG don't read anything and just look for more people to like them in the forums. If you read the original post and watch the video recording, I was never out to get ReafCo, I was providing sound coaching advice in a humourous fashion and it was backed by many, many people messaging me about them. I am trying to help. If you can't take criticism, you should quit all business and hide in the sand.
What to take from this post, which always goes bonkers when people try to play, is that there is a better way to do things on here and in turn, that will help these agents get better business and build a better reputation and not tarnish a whole company's profile because they spam.
Isn't firing all your Agents the greatest thing in the world? It's so freeing when you open your eyes to how much better your business can be without them lol. The only time I think about hiring back my Agents is so I can get the joy of firing them all again. Agents are not like other employees. Agents want you to support them like an employee, but they will never respect you as their boss. They quickly forget about the support you've given them and only look to edge you out of as much commission split as possible.
It's really a lose lose for small independent Brokers these days. The majority of your Agents will be trash, so you'll spend more time money and effort trying to get them to become productive Agents. Most will fail, and the few that succeed will quickly want a split like they can get at EXP or some other 100% brokerage...........Nooooo thanks bro. Especially in the investor game when physical property tours aren't really necessary to sell properties.
Yes to all of this. My business is lean, strong, and focused on just what I want now. If I were in his spot, I would fire all the agents who needed any hand holding and only keep people doing 20 deals on their own from their own leads. He said he was doing over 100 deals on his own, he doesn't need agents at his brokerage. Take their space and hire admins to go with the VAs and have 2 showing assistants who get paid a salary and done.

Was going to comment about myself, cause it's wrong but no need to. This guy says it all without even asking for it.
If you have to fire 50 people, because their capacity was tiny and they didn't take training & coaching well--- you are the problem. Not them. So much for the "Zen"....

This is a terrible attitude about it. What happens is that new investors come in looking for someone who knows something, investors who know something, investors who invest themselves...but sometimes what they get is alleged investor-friendly agents who don't invest and don't work with investors much, but know other agents who do. So they use broad strokes to entice new people to talk to them, but they don't have the knowledge or expertise to do the job. The forums are not for advertising yourself or marketing, that is against the terms. They are for adding value and helping other people.
This is everything that this original post is about, but Cincinnati. Look at what the poster is asking for (invest anywhere in the US) and look at the response which is definitely considered self-promotion in the forum. It was a fair response until the last sentence about shooting him a message. This explains what is wrong. Stop asking for business and earn it.
This is earning it. It isn't asking for business, it is reaching out to someone to earn their business.
My question for you is why are you so upset about someone asking about connecting and trying to see if my market fits their needs?
If you are asking for business, you aren't earning it. It's online begging. Your sales record isn't terrible over the past two years, 13 sales. That's pretty good. You don't need to ask someone to connect and see if it's a fit. You need to provide an answer to their question without a connection request. I'm sure you DMd and you should not. But, you also have no online reviews from those 13 transactions - so what does that tell you? Either you are bad at follow-up with your clients and forget about them after closing or you don't think it's important. But the first place people will look is your Zillow profile.
I normally don't request my clients leave me a review on BiggerPockets, I do it via my team. Close or no close, I call every one of my leads, closed or not, every 2 months to see how they are doing. And those 13 are this year so far, it doesn't seem like I have updated that recently enough. So to answer if I am bad at follow up or don't care about my clients, the answer is neither, thank you
I was talking about Zillow, not BiggerPockets. You have 13 closed sales and no reviews on Zillow. So, those 13 clients weren't impressed enough (or reminded) to write a review on the most public buyer site out there.
And no, they are not all this year. Zillow updates automatically now because it is tied to the MLS. You can't update them.
Look, you clearly are clueless about this, but not about real estate since you have sales. But you are like the new generation of real estate investors who only like pats on the back and can't take any criticism. You look worse every time you answer me so it would be best for your business to stop.
Two things come to mind when I read your response:
1. The Key and Peele Substitute Teacher skit where Mr. Garvey says "Oh, I see. You want to play?" If you keep responding, you will keep digging yourself a bigger hole. If you are up for that, let's go.
2. When an NBA player makes the too little sign after dunking on someone. This will keep happening. Stop yourself. Your post in the other forum was flagged and was grabby. Do better.

Let him bark at you, just keep strolling by. Don't send him a message or engage in his ********. He thinks he's on top of something and degrading you, you don't give your time to folks that disrespect you. Give your time to the game. I am an open book. There's nothing to hide like you with your excellent profile pic, so I always stand by everything I say. There is no cringe or embarrassment in me because I have nothing to feel that way for. I have been here in the forums for ten years doing the same thing so I am not quite sure what issues you think are coming, but I am here for them. Bring it. Do you want to hop on a recorded Zoom and go over these things also? We can post it in here and then others can judge the cringe meter for themselves? I will be waiting for a yes.
You don't even read what you write. You are a typical internet anonymous troll who pops in and out and sauces the forums with their perspective and looks outward and not inward. Being an introvert and trying to help other people navigate a conference is not cringe, it's helpful for those who get overwhelmed by trying to do small talk.

You seem like a "Mom of the Road" type that completely ignores the concept of a fast lane, goes 60, and makes the world go around you because you're going "fast enough already".
At what point did anyone ask for the coaching advice that you doled out on this thread?

This is a terrible attitude about it. What happens is that new investors come in looking for someone who knows something, investors who know something, investors who invest themselves...but sometimes what they get is alleged investor-friendly agents who don't invest and don't work with investors much, but know other agents who do. So they use broad strokes to entice new people to talk to them, but they don't have the knowledge or expertise to do the job. The forums are not for advertising yourself or marketing, that is against the terms. They are for adding value and helping other people.
This is everything that this original post is about, but Cincinnati. Look at what the poster is asking for (invest anywhere in the US) and look at the response which is definitely considered self-promotion in the forum. It was a fair response until the last sentence about shooting him a message. This explains what is wrong. Stop asking for business and earn it.

If you are asking for business, you aren't earning it. It's online begging. Your sales record isn't terrible over the past two years, 13 sales. That's pretty good. You don't need to ask someone to connect and see if it's a fit. You need to provide an answer to their question without a connection request. I'm sure you DMd and you should not. But, you also have no online reviews from those 13 transactions - so what does that tell you? Either you are bad at follow-up with your clients and forget about them after closing or you don't think it's important. But the first place people will look is your Zillow profile.
I normally don't request my clients leave me a review on BiggerPockets, I do it via my team. Close or no close, I call every one of my leads, closed or not, every 2 months to see how they are doing. And those 13 are this year so far, it doesn't seem like I have updated that recently enough. So to answer if I am bad at follow up or don't care about my clients, the answer is neither, thank you
I was talking about Zillow, not BiggerPockets. You have 13 closed sales and no reviews on Zillow. So, those 13 clients weren't impressed enough (or reminded) to write a review on the most public buyer site out there.
And no, they are not all this year. Zillow updates automatically now because it is tied to the MLS. You can't update them.

You are not in reality. I've never had a failing business. I don't want or need attention, hence, being an introvert. I've never been a salesman, you don't even make any sense. I build relationships as an agent and you can look up my stats on Zillow. I don't have a coaching business so that's another made up thing. My business at Streamlined is far from failing, just look on Zillow. The production and reviews are all there and they can not be fake.

After watching that recording, I'd add that I have a lot more respect for Remington than I did before. I previously grouped him into the Columbus agents who seem to comment on every new investor post, especially the California investors. I get DMs from these new CA investors who don't post on the forums - I feel that they could get much better advice from many of the more experienced investors on here. Maybe they're afraid of sales pitched which is why they don't want to post publicly or just don't want their names on a public forum?? I try to help them the best that I could.
I agree with the comments about how the gurus keep pushing the 1% cash flow narrative which is why new investors gravitate towards this. I don't run a real estate brokerage and I'm not an agent so I don't know enough to comment about that industry and who should be fired, etc.

Based on your "moms of the road" analogy, if you really look at it, you are the one doing this. I made the post based on many other people's gripes, the CEO of BP is in the chain explaining why people are griping, then you choose to interject yourself into it. So, I think it's pretty clear that you are the mom of the road here, not me. Safe driving.

Are you ok? What you are posting doesn't make any sense. The photo below and the photo you posted of me (weirdly) are not from the same property. If you looked at the whole flip on the tub, that side was left like that on purpose for the rustic feel. The other side, in the guest bedroom was painted dark gray, and downstairs was left exposed as well for an industrial feel. You seem like you are trolling for no reason.
You can just watch the YouTube video and make more weird comments there that I will delete, but I don't know what your objective here.
