Rental Property Investing- Section 8

Hello everyone! I have recently came across some videos on working with Section 8 on rental properties. I am curious to learn more about this. Does anyone have any experience with this? I’d love to hear your thoughts and if this is a good route to proceed with, especially in Kansas City.

Happy to chat on KC. It is hit or miss. Some people love section 8, others not as much. Having the right PM is crucial. KC has some interesting tenants and doing section 8 you will attract more of those

Hi Rianna, I have a few S8 tenants in Detroit, but most of my tenants are "cash paying". 

I'd start by searching the forums here for "section 8" related threads. This question is asked a lot and there's a ton of value by just reading those previous conversations.

In short, there are pros and cons to the program. All of which are well documented on the forums. And you need to weigh those pros and cons to make sure Section 8 investing is the right decision for you personally.

@Rianna Mcgee how much did the posters of the videos want to charge you for their S8 "expertise"?

Section 8 is a tool, not a cure-all.

It can be a great program if you screen the tenants well. 

Otherwise, they will trash the property, not pay their portion of rent or utilities, and then move on to the next property.

@Michael Smythe they definitely made it seem like it was the best way to go lol but I’ve been down the rabbit hole too many times to now know when it seems too good to be true, that’s why I wanted to come on here and get some insight. I appreciate the response!

i helped my clients gettign 200 homes purely section 8 lease in dallas area. let me know if you want to invest in dallas area. Glad to help.
