JV Structure For Rental Property

Would love to hear your suggestions about JV/partnership strucrure -
I don't have enough equity to buy more properties to myself.
I want to find an equity partner that will bring up the cash, and I will be responsible for finding the deal, rehab, day to day management.
My strategy is BRRRR. SFH with %8+ cap rate. Properties with $130K ARV at least.
What structure will be beneficial for both of us? Should he bring the whole capital? or is it better to use a private money lender as well?
