mailing out cold letters

I have a small list of leads on vacant or run down homes that I would like to send mailers out in hopes to purchase the homes. I have never sent a mailer out before and looking for suggestions anyone may have. I plan to hand write the letter to keep it personable and local. I think I'm making this harder than it probably is. Anyone have good success with mailers that can give me some pointer on maybe some do's or don't?
