Real estate investing in tracy

Hi,
I am a newbie to real estate investing. we live in south bay and we are considering investing in a SFH in tracy. We particularly like the new developments in tracy - tracy hills, eliis, hill view etc.... Would like to know if its a good idea to invest in Tracy. If so, what are the good neighborhoods in Tracy to invest. How is the rental income. I am pretty sure, this must be a repeat question in this forum. Appreciate if you can give your inputs or point me to the discussion links here.
