Newbie looking in the Fresno Sunnyside neighborhood

I'm completely new to buying investment properties and was looking in a more affordable area than LA/Bay Area. Initially looked in Stockton/Lathrop areas but found that, for some reason, Sunnyside, Fresno homes are renting better than those areas! Seems there are some great new builds in the area.

I'm slightly skeptical. Just wondering what the average medium household income here is and if it's sustainable. What kind of vacancy are you seeing for long-term rental investments? Any insight on the area's primary occupation? I see from city-data.com that the average household income is $90k, which seems unlikely to support a $2500 monthly rent for a 4/2 single family home

Someone help me understand this!
