Commercial NNN land leases in Pa

I’m not sure who may be able to answer this question but, I have a commercial property in western Pa at a signalized intersection. I have had a popular restaurant for the past 15 years there but, am now thinking of doing a land lease on the two level lots I have. Currently there is interest in the property from both Waffle House and Dunkin. I see that Starbucks seems to be paying higher rents on most of their properties. My question is does anyone find that to be the case and do you happen to know the best contact in Pa for Starbucks would be?
