Vacant Land Sale or Build

Hi guys, I own about 7 acres of vacant land in a rural area. The question is, should I sale the land and use the money to invest in a turnkey property or should I utilize the land and potentially put a few mobile homes there and rent those out. I own the land outright but the land would need to be cleared and I would need to add septic and well.
