Anyone invested in manufactured/mobile homes?

Hi, I have two individual modular homes under contract for seller financing at favorable rates. I know each of these will cashflow at least $500/month after lot rent, maintenance, etc.

I have concerns about the investment from an appreciation perspective, though. Because we don't own the land (the mobile park does) we need to pay them a lot rent every month and the only asset we own is the home itself, not the dirt underneath.


Does anyone have experience with similar investments? Would love any thoughts/advice on this. Thank you all!
