Looking for someone to help me right an offer lady for an elderly home owner.

Hello I have a neighbor who isnt doing well and I want to make an offer on their home that if they accept would be legally binding.

I would like for the letter to have special terms to help them until they pass on.

For example I want to allow them to live in the home for 3 years

I want to cover condo fees and utilities until they pass and any assessments

but I want an agreement that when they do pass I get the home.

Does anyone have any experience writing an agreement like this that an elderly person will be able to understand.
