Triplex or Mini MHP?

Looking at a SFH with 18 acres; was hoping to capitalize on the 3.5% down payment by either dividing the home in two or finding another option to gain an additional unit or two. One of the ideas I'm considering is either the building of a triplex or the MHP prep for 3 units that can later be expanded upon down the road if we choose. Either way utilities need to be brought in.
