Leaky roof following complete roof replacement

Looking for your input regarding any experience with the following situation:

I replaced a roof on a property of mine in Vegas last year . This year the roof leaked again, so we had the roofer go again and make repairs, since the roof was still under warranty. The roofer claims repairs were completed.

I was thinking of getting an independent roof inspection done to ensure that all necessary repairs were completed. My question is: how to I approach the roofer who completed repairs if anything comes up on the inspection report? Do I have the PM send him the inspection and tell them to complete repairs? Do I have a lawyer write something up and send to them? Thank you in advance!

    Hanaa, (this from a Roofer! J's Roofing - Richardson, TX) it really comes down to: What is/was in the Contract you had with the Roofer when they did the Roof.  Things do come up, and if they take care of it, great!  With using Modified Bitumen, I'm assuming it is a flat (very low slope) roof.  But different problems can happen with the different methods of how it was applied. I.e. Torch, cold process, SA (Self-adhered). Each has their own good/bad points.  And as mentioned, cutting in around the penetrations, edges, finish out... all are areas to be careful of.

    With a normal roof replacement (residential), you may have gotten a 5yr warranty on it from the Roofer (ours is). Or if a bigger job, and they are Certified from the manufacture of the materials they used, you may have a longer warranty period.  Or, if you went cheap, you may only have a 1-2yr warranty with them! :P

    It's all in paperwork and the Contract you have with them/the job. :)
