Where will you invest lower class area in Phoenix AZ or higher class area in Dallas?

Since prices in Dallas TX are lower than Phoenix AZ.  Where will you prefer to invest lower class area in Phoenix AZ or higher class area in Dallas TX?

Assuming you want to invest a max of $350-400k where will you choose and why?

Property taxes in Texas can be a deal killer. 😳

It amazing to me that more people don't talk about the cost of property taxes. If someone is paying $400 per month in property taxes that's $400 that can't go towards the PITI, so it keeps the prices down. If an HOA payment was that much people wouldn't touch the deal, but I see it get glossed over on property taxes. Here in Arizona we have some of the cheapest property taxes in the country. I personally own 4 properties worth about $2M and my property taxes are about $6k combined. Lots of places around the country would be double or triple that amount.
