Letting Builders Build on My Land?
Hello! I’d like to hear thoughts and info (if applicable) from anyone here who can chat with me on possibly striking up some kind of deal with builders potentially.
I own just shy of 1 acre of land in a unincorporated area located in small town where I’m noticing LOTS of new build single family activity.
There are 2 possible outcomes I’m seeking.
1. Sell ownership of the land (if left undeveloped) .77 acres owned by my LLC and collaborate with a builder on just the interior design of homes by having some creative control within the budget of the builder (just for fun/ experience to have my LLC listed in part for some design listed credit) and receive a set fee per home sold.
OR!
I’d really love to execute this idea (not sure if a builder would ever consider)
2. Sell off portion of land to builder (.77 acres) that I’d get developed on my own dime ready to build on. 7+ homes would fit on this parcel. I’d sell at a fair price.
BUT in exchange get same builder to build a base version of a model home for me to keep and own on a separate parcel of 0.22 acres (for $0 out of my pocket & mortgage free.)
*Single family new builds I’ve seen are priced and sell at the high 200s up to low 500k in this small rural area.*
Any POSITIVE and reasonable opinions on these 2 ideas would be appreciated. I’d like to know could both I and a builder benefit in these scenarios and which proposal may be more LIKELY to entice a builder?
