Impact on Waste Transfer Station in Rural Area

We have a mid size apartment building (25 units) and just found out that the only trash company in the tri-state is planning to build a waste transfer station across the street. I know from an environmental impact this is not good but from a value added impact could this possibly increase the value of the property especially if it is a rural area already? It would bring jobs and those employees need housing hence across the street. Please give me your thoughts and if something similar has occurred to you and what happened. Thanks
