1. Location, Location, Location

2. Buy the worst house in the best neighborhood

3. The Best house in the worst neighborhood won't do you any good

4. Avoid Buying in "Up and coming" areas if you want a safe investment - if you want to invest here, you're better off buying land and letting it sit

5. Location, location, location

6. Ask yourself - "would you live here?"

7. If you can buy properties built after 1960

8. If you hear an area is "block by block"... run

9. Don't cheap out on good labor

10. It costs you the same amount of money in Labor to put in $1/sqft laminate as it does $3/sqft laminate - don't cheap out on materials. Good materials last longer
