Amazing Probate deal in CA

So im in a hard place right here. and i need help ASAP...

I recently ran into a seller i got from one of my marketing tools, and his situation is as follows...

His fathers is the owner of the house, the father died 6 year ago, and the son never took the property to probate , and the father did not leave a will. The son is losing the house to a tax sale for a whooping $4,964 he just doesnt have the money. He is will to let the property go for $7000 YES BP i said $7,000. The property is worth 94k and had been boarded up and broken into by drug additcs mostly everything was stolen and the property needs about 30k in repairs.

Now the problem here is how do i get around the probate situation, i know ive read in Ca somewhere if the property is being sold for under 50k its dosent need to go through the normal probate system. He is the only living child left.

Whats my options here any good advice?
