Hello BP 

Most people who know me, know that i love love love investing in Nothern Indiana, i had the opportunity to go back to Indiana for a week due to unfortunate circumstances (a death) I visited Chicago, and i absolutely feel in love with it. I think i drove around for more than 4 hours just looking at different types of real estate, from the hood to the nicer areas. I currently have rentals in Indiana but i think its time i move a little more north towards Chicago. Coming from Los angeles i love the brick homes and structures...

What are the better area codes in Chicago, low crime areas, stable schools, mixed population..etc...I spent most the day driving through the Morgan Park area. down Vincennes. I like this area alot...

Any good advice Chicago Investors?

@Angie B. Dont over think it...

Just ask, over the last year, ive been able to make my dreams a reality by simpy opening my mouth and asking. They my want to dump all their properties, you never know. I buy my liens in Indiana from a lady who has no intrest at all in the properties, she just wants the intrest so she'll wait up until a few days before the sale to find a buyer. 

Just ask...

Im back in Indiana for a 2 weeks due to unfortunante circumstances, my good ole granny passed away. 

But while im here thought id post to see if any wholesalers, or private sellers, or anyone in BP land had any properties available in Lake County Indiana i could check out while im here.

@Jose Diaz i actually lease a Xerox WorkCentre 6605....Its $118 dollars a month. Its set to a certain print amount per month no mtter how many i actually use. .I use this method  because its cheaper for me in the end. Id rather sign a new lease every 12 months instead of payng $3000 unpfront..But you dont have to start there. I actually have that new HP 8600 as well, that on is really good. Costoc had it for $199 last week. Reguarly $299 at Staples

And i use humans to fold and stuff my letters...LOL My neighbors wife stay homes so she folds each letter for 5 cents. I do only 2 mailings so i dont pressure her itll take her 5-7 days to finsh up aboour 3000 of them. I dont pressure here its saves me alot..

I takes roughly .40 cent to create letter, stuff and fold an mail out..

Postage .31 cent

Paper .01 cent

Envelope .01

Ink i cant really pin point the exact cost of that..But i have a really two really good printers and their set to get the best out of the ink usuage..I can get about 3000 (give or take) prints per $125 spent on ink...

and .05 per enveloped stuffed and folded...

Its cheaper to do you own, and you'd save alot more money. The only actual part i put energy myself into doing is to refill the printer with envelopes and paper...and change the ink when needed. I do two mailings per month. So i spend about 2 hours every 15 days siting at my computer changing ink and refilling envelope and paper trays...Youd save more time of course going thru a yellow letter service..But i like to save and if your just starting out this is a much managable way of doing this without breaking the bank...

Oh and I usually get my list of targeted prospect free, It takes more time because its alot of foot work and chasing down I don't buy absentees AT ALL...
