Need advice on vacant houses
Hey guys,
So I’m in the process of purchasing my 2nd rental property. My 1st property was tenant occupied so i didn’t have to worry about appliances. My question is, do I need to provide appliances in my 2nd rental property? Do appliances such as stoves and dishwashers come with sale? Do you guys provide appliances in your vacant houses? If so, where can I get cheap appliances?

It really depends on local rental market...check the ads for similar properties to see what most of the other rental units are providing.
If you did not specify in the purchase offer, unless they are "built ins", they would not usually be included. They are personal property, and should have a value agreed to within the purchase offer.
Aside from that, they are often difficult to move and prone to causing damage when inexperienced movers are handling them, or if there are tight hallways or stairs to negotiate.
In this business, you really should not use "cheap" as your primary criteria. You want VALUE. Something that is reasonably priced, but also relatively well made, and with parts availability expected into the future. Also durability is a factor for many elements. It must, however, also be appropriate for the general quality of the property and local Tenant pool.
