Best Non-MLS CMA Tools for Investors and Retail Buyers

Hey All! 

First time post here, hopefully this isn't a repeat question. Curious as to what tools most investors and retail buyers are using for competitive market analysis (CMA)? I work with a realtor regularly, but often times want to do some of my own due diligence before asking him to analysis 10's of properties.

What tools do others use, free or paid, that aren't the regular MLS CMA?
