ROI on exterior sign for apartment building

So I have a fairly small 10 unit apartment building in a B class area. I was trying to think of ways to spruce up the buildings exterior and was considering an exterior sign.

Most affordable quote, I could find was $1000 for the sign plus installation. 

I'm not sure if the ROI is there . is this building going to sell for $1000 more because of the sign I know it's impossible to know

but thoughts??
