Invest in Newnan?

Hello investors,

I am looking to purchase my first investment property in Georgia. Due to inflation I am priced out in North and East of Atlanta. I have now started looking at south of Atlanta specifically in Newnan as houses still seem to be affordable there. I am targeting 30265 zip code as it has good schools. Is Newnan a good area to invest? What are its growth prospects and how safe is this area? Any red flags? 
Looking to get some guidance from experienced investors.

We invest and live in Newnan and it has been a great business for us . We have a lot in 30263 but also a couple in 30265. 

The town is growing rapidly and works great for commuters into Atlanta because of the interstate access.
