Hard Money to BRRRR

I had a lender present at my Real Estate office yesterday.. he is a hard money lender. He presented on how to leverage hard money to buy properties (multiple within one year) and refinance them using conventional financing to pay off the hard money loan on there after its been rehabbed and rented. I know it ia topic that I have heard investors talk about on the podcast... but yesterday it really dawned on me. It is a great tool in my opinion and opportunity for me.. as a first generation American to build generational wealth through Real Estate. 

Question is.. who has experience using this strategy? Any tips? TIA
