What % required to be put down for investment properties

Hi guys,

I just want to know if I'm understanding correctly: Is there a possibility for me to get a multifamily property with the 5% conventional down and for it to be my investment property and without me being obligated to live there?

Vaghinak,

The only way to get into an investment property with 3.5% down is FHA and you would have to live in a unit for atleast 6 months. if you can refinance in 6 months to convert into a Portfolio loan you can move out. You would need to have 85% LTV at that time.

The lowest you can put down for a (2-4 Unit) is 15% down as an investment which also allows you to close in an LLC.
