Atlanta suburbs for SFH investment.

HI,

I am looking for out of state investment in suburbs around Atlanta. Can you suggest some decent neighborhoods for SFH investment.

How are landlord/tenant laws around Atlanta? Are they tenant friendly or investor friendly?

@Chandra Pydi, your question entirely depends on your budget, class neighborhood/tenant orientation, and investment strategy. Needless to say, what may work in one select market, may not necessarily work in another. Once you identify the criteria noted above, it's a lot easier to recommend specific submarkets. To be upfront, with current market conditions, high rates, and scarce inventory, sourcing and acquiring traditional cash flow deals is difficult, to say the least. Almost all of my transactions this past year have been rent-by-the-room investments. If you're not familiar with co-living, I'd be more than happy to share additional information. These types of assets can generate high-yield cash flow that you would never see with a traditional LTR deal. However, it is important to note that you do assume more risk. To address your second question, while I'm not an attorney, Georgia is considered a landlord-friendly state. That being said, many counties surrounding Atlanta are backed up on court eviction cases. Wait time can be anywhere from three to nine months depending on when you file.
