Mobile Home Investing

Posted

Was curious if anyone invests in or wholesales mobile homes? (note - not mobile home parks)

If so, how different are they from investing in / wholesaling SFR or Condo's? I've started to get more and more mobile home seller leads and would love to hear some advice / feedback from those who have experience working with them or could point me in the right direction. Thank you in advance!

The basics are the same-buy it and sell it for more. But seller financing is the usual way to sell. Buy it for 15k and sell it for 25k, but get 5k down and finance the rest for 5 years at 12% to 15%. Kinda like a car payment.

People at this level usually are looking for a payment, not so much the price of the actual mobile home. When I have sold, I rarely get asked, "How much are you asking?" its usually, "What is the payment?"
