Suggestions for receiving premium rental in small Maryland town

Hello, my wife and I have a good problem. We are keeping our first house and have it rented out for a $412 monthly return beginning on July 1st.

We are closing on a townhouse in Olney, MD on June 16th and will be moving into it.  The townhouse is in a B neighborhood.  We will have a basement apartment that we will be able to rent out for $1500.  We will also have a room with a shared bathroom on the 2nd floor and can rent that out for $645+.  

Because of the interest rates, our mortgage will be $3256 until the rates come down and we can refinance.   I am currently looking on furnishfinder, but the rates are $1500 there. I also looked at the stats section on their site, and Olney had 30,000 clicks on their site.  I am not optimistic. I do need to make some more phone calls, though.

I also thought about advertising the basement on zillow for $3,300 and seeing if I can get any interests from corporations.

Is there any way that I can charge a premium rate that covers the mortgage, say $3300? I am just looking for ideas.
