Student Rentals in Savannah

I have a daughter at SCAD in Savannah.  She just finished her freshman year and my wife and I looked at some real estate while we were down picking her up.  With the expense for room and board on campus we are considering buying a house, having our daughter live there and have her roommates move in and pay rent.  We would hold for a long term investment as the area seems to have some good appreciation, so we assume that we will be renting to students even after she graduates.  Anybody doing this?  Would love to pick some brains on what kids are renting down here in Savannah.  Are kids only looking for their own rooms?  Will they pay more to be in a house than an apartment even if they share a room?  The place we like the most is a two bedroom with a full bath in each but its on the market for around $575k.  Thanks.
