I have this plan to buy a duplex or a 4plex and I want to Airbnb the vacant units but I’m sure the avenues to obtaining these rentals. I'd also be open to discussing ideas and details!

@Marcus Davidson I would pursue a house hack. Get the home for 5% down or less and rent out the other units however you'd like.
