Need advice/helpon this property big money traveling nurses

I got a property that is a quadruplex hasn’t passed inspection it has a couple big issues but after running the number it will net 3 million over 30 years. that’s if i paid someone to do all the contractor work which i am a contractor myself and would be able to pay people 20 an hour to help me on the house that has 2 tenants me and the owner have are differences but in the end he’s my best friends uncle so i can make it happen the moneys there i’m going to go back through tonight and break down the numbers to the T

reasons i’m not able to purchase myself

bad credit

no down payment

i got nothing to my name rn besides some tools 

just someone hear me out i got a ton of ideas for this property to add equity and to make money just need someone to help push me in the right direction and make million Billions* with me
