Looking for long term rental

I am looking to buy a 100k SFH or duplex in good shape that would rent for around 1200-1300/ long term. What I need is a long term rental with no tenant issues. Willing to work with a property manager. Would like to invest anywhere in any state and closer to downtown areas or universities.
please suggest some good areas /cities
