Posting a wholesale property on Zillow to attract cash buyers

Hey Y'all,

I recently watched a YouTube video of a successful wholesaler who gets properties under contracts and then posts them on the MLS for an "as is" deal. Personally, I thought it was genius as long as there is a clause in the agreement that allows the wholesaler to do that. Does anyone have experience with this?
