Lease to purchase assignment

Hello

I am new to the forum and I am doing some research on options in bring in cash with real estate. My questions are on Lease to purchase assigments:

1. Would I prequalify the tentants in some way?

2. Would I have a interest in the property if for some reason the tenant defaulted .

3 What if the tenant asks for certain repairs etc?
