Investing in Berlin, Germany

Hello everyone, I recently moved from San Diego, CA to Berlin, Germany. The rental market here is crazy bad, with a lot of demand and not enough places to go around, for example, one property I applied to rent had over 1,000 applicants in one week! After 4 months of looking I finally found a place to live in, but only for 1 year, after that I have to start all over.

I was wondering if it would make sense to buy a property (for example a €400k-500k apartment with a 20% down) instead of renting, to avoid dealing with the bad rental market, and rent it long-term when I decide to leave the city. Does anyone have any experience with this?

Thank you in advance :)
