ADU vs New Mortgage vs Existing Mortgage

Hello Friends,

I will be concise. I have 100-150k to invest and  in need of your expertise.  
- ADU: 5-6 yrs ROI, easy to find good tenant.

- 6-7% <$800k; cash flow with good tenants but not guaranteed. 
- Lump sum add to existing 2.87% 30yr fixed with 622K loan.  Possible to recast the loan?

I am leaning to the 2nd option but unsure.  Please advise.  Great Thanks!
