My property or the one across the street

Having both would be interesting...given these 2 choices what would you start with?

I have an existing building on my property that I am contemplating converting into a living space for Airbnb use. Was quoted around 180k but believe could get done 120s give or take to do.

A house is for sale directly across the street. Was pending....just became available again. Asking 225k.... thinking general investment/Airbnb.

I recognize different pros and cons but would like to hear your opinions.

If you have the money, buy the one across the street. You can always fix up the building on your property down the road.
