New Construction 4-plex

Hello all,

I had some questions about building a four plex rental property. My goal is to build one and live in one unit for at least a couple years. 

The reason I want to build new is because I know how to do the roof, windows, insulation, and siding myself because that’s my day job. My step dad can do all the hvac, plumbing, and electrical himself. All up to code, nothing sketchy. 

My first question is how do I even begin to figure out how much it would cost us to build the units? Google has a wide range of answers seeming to average around $100k per unit which seems really low for my area. 

Second, what are the best loan types for new construction rentals and how would us doing so much of the work affect that process?
