Looking to get started in Assisted Living Investing

Hey everyone, I am looking at purchasing a 10 room/ 10 bath building in San Antonio and converting it to Assisted Living. I was thinking about just rehabbing it and doing something like a NNN lease to an operator but don't really know where to start. I also would be interested in hiring a management company and sharing in the profits from the business side. Just curious how to find lease rates for this product type. Also would love to meet other investors in this space as well as agents working with clients that own this product type or have clients maybe looking to lease space like this.
