Help for a french lawyer

Hello,

First of all, thank you for opening this message, my request may make you smile but it is serious. I am currently studying again, and I have to do an assignment for a group exercise as part of my studies. This work consists in explaining some clauses of residential leases in English, and what better than an exchange with a person living in the United States I will be able to benefit from your experience to develop on this subject! I would be grateful if you would let me ask you a few questions about liquid-filled furnishing clauses?

If you would be so kind as to answer some of my questions I would be delighted.
