Opportunity in Tennessee need some good advice

So I found a Mobile Home park with 5+ acres for 250000 25 lots with only 4 homes in park now with just lots rented.  25000 down with 10 interest for 15 years with owner financing I can do the down. I have a small biz I buy and sell Mobile Homes as well as move and set  Mobile homes and get homes at really good deals. just starting out in parks. Honestly ain't got a lot of cash in pocket too invest. Any good advice out there how to build this park up fast with small investment.
