Deck rules / Addendum

Hi BP!! I am working on a new lease for a property coming to market with a second story deck. I've been searching high and low for deck rules (or addendum) which I can include in my lease. Does anyone have any suggestions about what rules they find most helpful with their tenants? The main goals are to avoid being a nuisance to neighbors, protect the property, and most importantly -- for tenant safety. Any suggestions for what I should include in the deck rules and rationale would be appreciated. If someone happens to have an outdoor deck rule template that they would be willing to share, I would be so grateful.
